Carroll, et al Defendant No. 12CF001541 In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, At the door of the Court House in Painesville, Ohio, in the above name county, on Monday the 27th day of January, 2014, at 10:00 o’clock, a.m., the following described real estate, Situated in the County of Lake and State of Ohio, and in the Township of Painesville to wit: Parcel No. 1 And known as being part of Lot No. 6, Tract 2, in said Township and is further bounded and described as follows: The principal piece of beginning of the following described parcel of land is located as follows: Beginning in the easterly line of proposed Wintergreen Drive at the southwest corner of land of Henry c. and Hazel L. Lambert, as recorded in Vol. 313, Page 149, of Lake County Records of Deeds; Thence following the easterly line of said Wintergreen Drive, on the arc of a circle deflecting to the right, the radius of which is 760.43 feet and the chord of which bears South 6 degrees 53’ 18” East and is 57.65 feet long, a distance of 57.66 feet measured on the arc to a point of Tangency: Thence still following the easterly line of said Drive, South 431 degrees East a distance of 64.21 feet to the principal place of beginning of the following described parcel of land; Thence from said place of beginning. East a distance of 186.66 feet to an iron pipe stake; Thence by a line which bears South 5 degrees 3l’ East, a distance of 121.77 feet to an iron pipe stake; Thence by a line which bears West, a distance of 188.36 feet to an iron pipe stake in the east line of said Wintergreen Drive; Thence following the east line of said Drive, north 4 degrees 43’ west, A distance of 121.62 feet to the place of beginning and containing 0.522 acres of land, as calculated and described by Fred A. Volk, Reg. Surveyor No. 758, Crabbs’ Surveying Service. Thence along the chord of a curve, N. 49 degrees 30’ 30” W. a distance of 173.00 feet to the place of beginning. From this place of beginning the easement so described as follows: Being a parcel of land 50 feet in width, it being 25 feet on each side of the following described centerline: S.O. degrees 57’ E. a distance of 118.20 deep S. 13 degrees 13’ E. a distance of 343.80 feet to the beginning of a curve. Thence following the arc of circle, the chord of which bears S. 10 degrees 55’ 30” E. and is 159.06 feet long; Thence S. 4 degrees 43’ E. a distance of 307.45 feet. Blakely, as recorded in Volume 321, Page 268, of Lake County Deed Records, said point being also the southeast corner of land of Henry c. and Hazel I, Lambert; Thence along the easterly prolongation of the north line of land of the said Blakely, East, a distance of 139.87 feet to the west line of Tract; Thence along the said Tract line, South 00 degrees, 53’ and 45” West, a distance of 121.22 feet; Thence by a line which bears West, and is the easterly extension of the south line of land of the said Blakely, a distance of 126.27 feet to the southeast corner of land of the said Blakely; Thence along the east line of land of the said Blakely, North 5 degrees and 31’ West, a distance of 121.77 feet to the place of beginning and containing 0.370 acres of land, as calculated and described by R. C. Dillworth, Reg. Surveyor NO. 4215, Crabbs’ Surveying Service. Be the same more or less, but subject to all legal highways. Lambert, as recorded in Vol. 313, Page 149, of Lake County Records of Deeds; Thence following the Easterly line of said Drive, on the arc of a circle deflecting to the right, the radius of which is 760.43 feet and the chord o£ which bears South 6 degrees 53’ 18” East, and is 57.65 feet long, a tangency; Thence still following the Easterly line of said Drive, south 4 degrees 43’ East a distance of 185.83 feet to the principal place of beginning of the following described parcel of land; Thence from said place of beginning by a line which bears East a distance of 188.36 feet to an iron pipe stake; Thence by a line which bears South 5 degrees 31’ East, a distance of 121.77 feet to an iron pipe stake; Thence by a line which bears west, a distance of 190.07 feet to an iron pipe stake in the east line of said Wintergreen Drive; Thence following the east line of said Drive, North 4 degrees 43’ West, a distance of 121.62 feet to the place of beginning and containing 0.527 acres of land, as calculated and described by Fred G. Volk, Reg. Surveyor No. 758, Crabbs’ Surveying Service, be the same more less, but subject to all legal highways. Beginning at the Northeast corner of land of Merwin K. and Marjorie H. Purtell, as recorded in Vol. 322, Page 262, of Lake County Deed Records, said point being also the southeast corner of land of Elbert Q. and Mary S. Blakely; Thence along the easterly prolongation of the north line of the said Purtell, East, a distance of 126.27 feet to the west line of Tract 1; Thence following said Tract line South 00 degrees 53’ 45” West, a distance of 121.22 feet; Thence along the easterly extension of the south line of land of the said Purtell; 112.86 feet to the southeast corner of land of the said Purtell, North 5 degrees 31’ West, a distance of 121.77 feet to the place of beginning and containing 0.332 acres of land, as calculated and described by R.C. Dillworth, Reg. Surveyor No. 4215, Crabbs’ Surveying Service. Be the same more or less, but subject to all legal highways. Hendley of Sublot 16 as recorded in Deed Volume 342, page 997 with the Southwest corner of lands of said Elbert Q. and Mary S. Blakely, Thence; through lands of the Grantors herein, the following (4) courses and distances: North 04 degrees 43’ 00” West, a distance of 60.75 feet to a 3/4” iron pipe set; Thence South 99 degrees 58’ 00” East, a distance of 307.14 feet to a 3/4” iron pipe set in the west line of lands now or formerly to Maureen K. Horvath as recorded in Deed Volume T-97, Page 70 under Torrens Registration certificate Number 26869. Thence; south 01 degrees 30’ 08” West, a distance of 60.13 feet to a l” iron pipe found to mark the west line of lands now or formerly to Donna X.
