Plaintiff vs Patricia Landphair, et al Defendant Case No. 13CF001916 In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, At the door of the Court House in Painesville, Ohio, in the above name county, on Monday the 27th day of July, 2015, at 10:00 o’clock, a.m., the following described real estate, Situated in the County of Lake and State of Ohio, and in the Township of Madison to wit: The land referred to herein below is situated in the County of Lake State of Ohio, and is described as follows: The followinq described premises, situated in the Township of Madison, County of Lake and State of Ohio: And known as part of Ely Lot in Tract 2, of Township 12 and part of Lot 11 in Tract 1 of Township 11 and is bounded and described as follows: Beginning in the center of the Middle Ridge Road at its intersection with the South-West corner of the F.S. Griswold Property and the North-West corner of land of Lyman L. Cowles. Thence S.O. deg 56’ W. along the west line of said Cowles land. Passing thru and iron stake of the South line of said road, 2213.3 feet to a stone monument in the North line of land of D.D. Smead. Thence S. 89°, 26’ W., along said Smead’s North line. 651.8 feet to a stone monument in the East line of J.S. Wilcox. Thence N. 0 deg. 33’ W. along said Wilcox’s East line, 1064.5 feet to a stone monument at the South-West corner of land of the Ichabod Adams Estate. Thence S. 87 deg. 01’ E. along the South line of said Adams Estate, 295 feet to a stone monument at the South-East corner of said Adams Estate. Thence N. 0 deg. 43’ W., along the East line of said Adams Estate, 1194.5 feet to the center of the Middle Ridge Road, passing thru an iron stake on the South line of said road. Thence S. 86 deg. 14’ E. along the center of said road 385.3 feet to the place of beginning. Containing 26.3 acres; 22.8 acres being in said Lot 1, Tract 1, Township 11 and 3.5 acres being in said Ely Lot Tract 2, Township 12, be the same more or less, but subject to all legal highways, as recorded in Vol. 378, Page 380 of the Deeds Records of Lake County, Ohio. Excepting the following lands: Situated in the Township of Madison, County of Lake and State of Ohio and known as being part of Ely Lot, Tract 2 in said Township and is bounded and described as follows: Beginning in the center of the Middle Ridge Rd., at a point which is South 86° 14’ E. a distance of 170 feet from the Northeast corner of land of Ichabod Adams. Thence by a line which bears South 00° 26’ West, a distance of 250 feet; Thence by a line which bears South 86° 14’ East, a distance of 170 feet to the East line of said Adams; Thence along Adams East line which bears N 00° 26’ E, a distance of 250 feet to the center of Middle Ridge Rd. Thence along the center of said road N 86° 14’ E. a distance of 170 ft. to the place of beginning and containing 0.975 acres. Parcel #2. Situated in the Township of Madison, County of Lake and State of Ohio and known as being part of Lot No. One (1), Township No. Eleven (11) and part of Cowles Lot, Tract No. Two (2), Township No. Twelve (12) and bounded as follows; commencing in the center of Middle Ridge Rd. at the Northeast corner of lands now or formerly owned by R.R. Latham; Running thence Southerly along the East line of said Latham’s land to the township line (old line); Thence continuing Southerly, twenty-seven (27) chains and eighty-six (86) links; Thence along Latham’s East line to the North line of land now or formerly owned by one Smead; Thence Easterly along said Smeads North line far enough so that a line drawn Northerly parallel to said Latham’s East line to the center of said Middle Ridge Rd. will include between said lines, sixteen (16) acres of land; Thence Northerly parallel to said Latham’s East line to the center of Middle Ridge Rd., thence Westerly, along the center of said Middle Ridge Rd. to the place of beginning. Consisting of house and lot(s) Said Premises located at 6920 Middle Ridge Road, Madison, Ohio 44057 PPN 01-A-001-0-00-007-0 Said Premises Appraised at $240,000.00 Two Hundred Forty Thousand and no/100 and cannot be sold for less than two-thirds of that amount.
