Gibson, et al Defendant Case No. 13CF002393 In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, At the door of the Court House in Painesville, Ohio, in the above name county, on Monday the 20th day of April, 2015, at 10:00 o’clock, a.m., the following described real estate, Situated in the County of Lake and State of Ohio, and in the Township of Madison to wit: Situated in the Township of Madison, County of Lake, and State of Ohio; And known as being part of Sublot No’s, 981, 983 and all of 982 in the Cumings Beach Park Subdivision as recorded in Plat Volume F, Page 52 of the Lake County Plat Records and being part of Original Cowles Lot and Ely Lot in Tract 2 of said Township and further described as follows: Beginning at the intersection of the Southerly right-of-way of Lake Road, 60 feet wide and the Westerly right-of-way of Cumings Boulevard, 60 feet wide, said point being the Northeast corner of Sublot 977 in said Subdivision; Thence along the Westerly right-of-way of said Cumings Boulevard on a curve deflecting to the left, having a Radius of 928.91 feet, Delta of 13 deg. 23’ 55”, Arc Length of 217.23 and a Chord of 216.73 bearing South 27 deg. 35’ 02” East to a point of tangency; Thence South 34 deg. 17’ 00” East, continuing along said right-of-way, a distance of 29.10 feet to a 1” iron pipe found; Thence along a curve deflecting to the right, having a Radius of 349.57 feet, Delta of 08 deg. 37’ 03”, Arc Length of 52.58 and a Chord of 52.53 bearing South 29 deg. 58’ 29” East to a bent 1/2” iron pipe found at the Southeast corner of land conveyed to Kenneth R. and Linda S. Irwin (PP# 01B-098-G-00-063-0) by Volume 224, Page 0557 of the Lake County Deed Records (LCDR), said point being the principle place of beginning; Thence continuing along said curve and right-of-way, having a Radius of 349.57 feet, Delta of 19 deg. 52’ 47”, Arc Length of 121.29 and a Chord of l20.68 bearing South 15 deg. 43’ 33” East to the Northeast corner of land conveyed to Charles A. and Tammie A. LaRiche (PP# 01B-098-G-00-059-0) by Document No. 2006R024431 of the LCDR, said point being East 0.16’ from a 1/2” iron pipe found; Thence South 84 deg. 50’ 30” West, along the Northerly line of said LaRiche land, a distance of 115.41 feet to a point on the Easterly line of Sublot 969 as conveyed to Irene M. Gotthard, Trustee (PP# 01B-098-G-00-072-0) by Document No, 2007R026237 of the LCDR, said point being South 0.13’ from a 5/8” iron pin found; Thence North 34 deg. 17’ 00” West, along said Gotthard land and part of (PP# 01B-098-G-00-071-0) as conveyed to Gotthard by the same deed, a distance of 76.19 feet to a 5/8” iron pin set at the Southwest corner of said Irwin; Thence North 63 deg. 03’ 50” East, along the Southerly line of said Irwin, a distance of 140.37 feet to the principle place of beginning and containing 0.2886 acres of land, more or less, as surveyed and described in September, 2010 by David A. Rapp, Registered Land Surveyor No. 7597. All iron pins set (30” of length) are identified by plastic cap bearing the imprint “7597”. Said land being subject to all legal highways and easements. Bearings are based on an assumed meridian and are used to denote angles only. It is intended to describe a combination of lands conveyed to JFN Properties (PP# 01B-098G-00-060-0 and PP# 01B-098G-00-061-0) by Document No. 2010R05463 of the Lake County Deed Records. Consisting of house and lot(s) Said Premises located at 1394 Cummings Boulevard, Madison, Ohio 44057 PPN 01-B-098-G-00-061-0. Said Premises Appraised at $78,000.00 Seventy Eight thousand and 00/100 and cannot be sold for less than two-thirds of that amount. TERMS OF SALE: CASH.
