News-Herald, LEGAL NOTICE - PUBLIC HEARING CONCORD TOWNSHIP BOARD OF TRUSTEES Concord Township Board of Trustees will hold a public hearing on Wednesday, January 7, 2015 at 6:30 p.m. located at Concord Town Hall, 7229 Ravenna Road In Concord Township, for the following proposed text amendments for the Capital Extension District and related zoning amendments of the Concord Township Zoning Resolution, as recommended by the Concord Township Zoning Commission: a. Amendment #1 - Add Purpose Statement for the Capital Extension (CE) District to Section 22.01. Add Capital Extension District to Table 22.03, Table of Uses, including permitted, conditional, and accessory uses allowed in the district. Add Capital Extension District to Table 22.04, establishing lot, setback, and building requirements. Add Section 22.10, Capital Extension District Standards, which sets forth provisions for minimum lot area, minimum and maximum setbacks and wall orientation for “Concord Circle”, building design, parking, landscaping and lighting, pedestrian facilities, signs, loading facilities and waste storage, and entry drives. b. Amendment #2 - Section V - Definitions. Add new definitions for Innovative Site/PD, Live/Work Unit, and Microbrewery. Modify existing definition for Townhouse. c. Amendment #3 - Section VI - General Requirements. Add new CE District reference to Section 6.03, Uses Listed as Nuisances and Not Permitted. Add new CE District reference to Section 6.12, Performance Standards. d. Amendment #4 - Add references to the CE District for conditional uses that are allowed in the district including the following Sections: 13.08 Child or Adult Day Care Center, 13.09 Church/Place of Worship, 13.17 Drive-thru Facilities, 13.20 Restaurant (Counter Service), 13.24 Bed and Breakfast, 13.25 Gas Stations, 13.26 Car Wash, 13.32 Outdoor Storage and/or Display in association with a permitted or conditional use, and 13.33 Outside Dining. Add Section 13.35 Microbrewery as a conditional use in the CE District. Add Section 13.36 Innovative Site/PD as a conditional use in the CE District. e. Amendment #5: Section XI - Zoning Permit. Add new CE District reference to section 11.04(A) requiring site plan review. f. Amendment #6: Section XIV - Use Districts. Add the CE District to Section 14.01, Use Districts. g. Amendment #7: Section XXIX - Parking. Add Section 29.08(C) referencing the Special Parking provisions for the CE District located in Section 22.10. Add CE District to Section 29.12, Required Distance from Boundary. h. Amendment #8: Section XXX - Signs. Add CE District to Table 30.05(A) Permanent Signs in Commercial, Manufacturing and Research Districts. Add CE District to Table 30.05(B) Maximum Sign Height. i. Amendment #9: Section XXXIV - Fences. Add CE District to Section 34.01 requiring any fences proposed to be subject to fence requirements set forth in Section XXXVIII, Landscape and Screening. j. Amendment #10: Section XXXVI - Site Plan Review. Add CE District to Section 36.03, Site Plan Review, to require such review for projects in this District. Add CE District to Flow Chart for Site Plan Review on page 36.9. k. Amendment #11: Section XXXVII - Design Standards. Add CE District to Section 37.03, Requirement which requires design review for any projects in the district. I. Amendment #12: Section XXXVIII - Landscape and Screening Requirements. Add CE District to Section 38.02 A, Landscape and Screening Requirements, which requires a Landscape Plan for any projects in the district. Add Section 38.02 E, Referencing Section 22.10 for additional landscaping requirements for the CE district. Add CE District to Section 38.09, Landscaping/Screening Adjacent to Residential Areas. Add CE District reference to Section 38.10, Fences. Copies of the proposed text amendments are available for review M-F, 8:00 a.m. - 4:30 p.m. at Concord Town Hall.
